The Portuguese real estate market is booming, with prices well above average. Just to give you an idea, Lisbon is the city in the European Union where citizens spend most of their salary on housing (116%). But can you imagine an entire village for sale at a more attractive price than a few apartments in the capital? It may sound like a pipe dream, but it’s true. And Póvoa Dão, about a 1h35 drive from Porto, is proof of that.
This historic Beira village, located in the parish of Silgueiros, just a few minutes from Viseu, is more than a collection of houses; it’s a vast heritage awaiting a new life. Until December 5, auctioneer Leilosoc Worldwide has the challenging task of finding a new owner for this historic treasure. The goal? To reach a value of 1 .7 million euros and bring this village back to life.
A real rarity

According to SIC Notícias, a statement sent to Lusa said that this auction came about due to the “executive process of Nacala Holdings S.A.R.L and Others” (owner of the village). The sale of the 100-hectare historic village is described as a “rare opportunity in Portuguese real estate”.
In addition to the traditional houses, the package includes a chapel, restaurant, parking, common areas and landscaped outdoor spaces. In other words, a place with the potential to become a “luxury eco-resort or tourist village”, says the auctioneer. At the same time, Póvoa Dão is located in an area famous for its wines, with privileged access to the River Dão and bucolic river beaches.
A story full of new beginnings

Today, Póvoa Dão is not only the unlikely star of the Portuguese real estate market, but also attracts the attention of the most distinguished media outlets. But to talk about this Beira destination and its origins, we have to go back in time. After all, it was already mentioned in the 13th century in the context of the Afonsinas inquiries. The story goes that the existence of a Roman road boosted the importance of the village, which grew as a trading post.
However, from the 1960s onwards, the rural exodus drove many of the inhabitants away from the village, which began to fall into the silence of solitude. But in 1995, Póvoa Dão was sold for 80,000 escudos (around 400,000 euros). Later, in 2010, it was the target of a new restoration project, which aimed to transform the site into a tourist destination. However, the euphoria was short-lived. And today it is once again up for sale.
What’s the next chapter?

The question now is: will the Leilosoc Worlwide auction be able to give the final push towards a revitalization that will stand the test of time?
Losing the village to abandonment and oblivion would be a tragedy, but turning it into a development where life flows would be a success. In any case, between the silence of the mountains and the murmur of the river Póvoa Dão will remain a Beira refuge of heart and soul!
